Building Permits

Pursuant to the Village Code, a building permit issued by the Village Board is required for many types of new construction, interior or exterior alterations, construction, demolition, or restoration.  The following is a partial list of the projects for which a building permit may be necessary:

Addition of a structure Greenhouse
Alteration of a structure Guest house
Basketball/tennis/sports court Hot tub/jacuzzi/spa
Beach House Landscaping (clearing, excavation, filling, grading, regrading)
Beach Stairway Paddock
Bulkhead Patio
Cabana/Shelter Plumbing/heating/air conditioning
Carport Pool House
Deck Propane gas tanks
Demolition of any structure Restoration
Dormer Retaining wall/revetment
Dock/walkway Roof alteration
Driveway (new, reconstructed, relocated, different material) Shed (over 100 square feet)
Electrical Skylight
Facade alteration Swimming pool
Fence (over 6 feet high) Tree removal
Fireplace/wood burning stove Wetland disturbance
Garage Window replacement (50% or more of an existing window)
Generator  

 

Additional information concerning building permits can be found in Chapter 121 of the Village of Old Field Code (click here) and the Building Permit And Application Instructions (click here).   All applications for building permits require the completion of an Environmental Assessment Form (click here).  Under certain circumstances, an application for a building permit requires the submission of a Site Plan (click here).


Please note that no work on covered projects may commence prior to the issuance of a building permit by the Village of Old Field.   Although the Village has the capability to process your permit rapidly, you may be delayed by other governmental agencies such as the Town of Brookhaven, County of Suffolk, or the Department of Environmental Conservation (DEC).  Please see Code Enforcement (click here) for additional guidelines.

Site Plans

Pursuant to the Village Code, certain projects require, as part of the building permit application process, the submission of a site plan.  Additional information concerning site plans can be found in Chapter 121 of the Village Code (click here) and Site Plan Review Rules, Regulations, and Standards.

Important Notice: Waterfront Construction Moratorium

On September 11, 2007, the Board of Trustees passed Local Law 5 of 2007 which established, for a one year period, a moratorium on the construction and alteration of structures located within the waterfront areas adjoining to Flax Pond, Conscience Bay, Smithtown Bay, and the Long Island Sound in the Village of Old Field.  Please see Waterfront Construction Moratorium Law (click here) for additional information.  Under the law, residents are afforded the right to a hearing before the Board of Trustees for the purpose of seeking a hardship exemption to the moratorium.
